Home Inspection

Efficient Home Inspections, LLC will perform a thorough, comprehensive inspection of the property. Our program has been designed to assure you a thorough, easy to understand overview of the conditions of the home you are about to purchase. Buying a home is not something you do every day, and we provide the information you need for peace of mind. We take great pride in every inspection we perform. When the inspection is over, we will prepare and deliver through E-Mail an inspection report with digital photos within 24 hours, most times delivered the same day of the inspection. The report will contain details such as:

  • The condition of every major component, from the roof to the basement
  • Major and minor deficiencies

  • What to watch out for

Home & Radon Inspections

Today’s competitive real estate market has led some Buyers to forfeit Important Inspections in hopes of making a more attractive offer to Sellers to compete for the home of their dreams.

A Home purchase is a large investment, and a Full Home Inspection is beneficial and always advised, but as the saying goes, “Better late then never!” We at Efficient Home Inspections are happy to provide you with an opportunity to have your home inspected after settlement.

Our inspector, Mark, will help familiarize you with your new home. He will walk with you through your home to not only provide you with a Full Home Inspection from top to bottom – inside and out, but to answer all of your questions, such as:

  • How to operate and ages of your home’s systems: heating, A/C, hot water heater, etc.
  • Service recommendations
  • Locations of important shut-off valves for water main, oil tanks, gas meter, etc.
  • Filter locations and periodic maintenance tips

Attic areas can provide answers to many important questions pertaining to:

  • Proper ventilation
  • Electrical safety
  • Adequate insulation
  • Moisture problems – past or present roof leaks, etc.

Any findings of concern will be explained to help you prepare for and prioritize needed repairs.

Radon Inspection

Radon is the second leading cause of lung cancer, after smoking. The U.S. Environmental Protection Agency (EPA) and the Surgeon General strongly recommend taking further action when the home’s radon test results are 4.0 pCi/L (.02 WL)* or greater. The national average indoor radon level is about 1.3 pCi/L. The higher the home’s radon level the greater the health risk to you and your family. Reducing your radon levels can be done easily, effectively and fairly inexpensively. Even homes with high radon levels can be reduced below 4.0 pCi/L. For further information about reducing elevated radon levels please refer to the “Pennsylvania’s Consumer’s Guide to Radon Reduction.”

Wood Destroying Insects (WDI) Inspection

Next to foundation problems (which can be found during a regular home inspection), damage caused by insects (such as subterranean termites and dry wood termites) is one of the most expensive issues you can have when owning a home. The best time to discover such problems is during the buying process because the seller will often pay for the treatment as part of negotiations in the purchase of the residence.

At Efficient Home Inspections, LLC, we contract with reputable state-licensed pest control contractors, who specialize in Wood Destroying Insect (WDI) inspections. Our inspectors are also qualified to treat pest invasions, if necessary.

Investor Property Inspection (Including Multi-Unit Housing)

Investor property inspections are performed prior to purchase as well as periodically during ownership. Pre-purchase inspections are performed to identify defects prior to taking ownership to negotiate repairs or price adjustments which reflect the condition of the property. Periodic inspections for properties currently in your portfolio would ensure the identification of needed repairs following say a long term tenant’s departure. Long-term tenants sometimes neglect to mention repairs and/or abuse the property during their tenancy. Identifying those problems early is the key to profitable ownership.
